Most home inspection reports point out that the condition of a home may change after the inspection and so they can't predict the future. While this is true, it doesn't help home buyers when a repair may be needed shortly after an inspection or a safety recall is issued on an appliance. What is a Home Inspection?
A home inspection is a visual examination of the physical condition of a property. 

A report is written, along with supporting photos and video of various conditions that were observed during the inspection. Issues discovered usually include the following components: observed condition, the implication of the condition, and a recommendation.

The main sewer line is important to keep clear and flowing.  If you are buying a older home it is especially important you know the condition of the main line. Frequently Asked Questions
When does the 18 month term begin?
The warranty term will begin once the warranty has been paid for, this usually ocurrs at closing.
What happens after I order the warranty?
You will receive an email confirmation within 24-48 hours with the invoice included. If we see that additional information is needed to process the warranty, we will give you a call.
Can the warranty be paid for at closing?
Yes, once the warranty is ordered, you will get a confirmation email with the warranty invoice. This can also be sent to the closing attorney so that the warranty amount can be added to the closing documents. On the order form, you will need to note whose funds should be deducted from at closing as per the signed contract.
Can I buy the warranty if Green Valley did not inspect the home?
Yes, but it will be for 12 months. The 6 free additional months are only available if Green Valley completes the home inspection. Even at a 12 month term, this warranty is the best on the market today.
What is the service call fee or deductible?
For the remainder of 2018, the deductible on policies will be $99. A buy down option is available.
What company provides this home warranty? 
The warranty is backed by Residential Warranty Home Protection of California, a national home warranty company. Green Valley has an affiliation with Residential Warranty Home Protection of California and we work directly with their owner to ensure the best service for our clients.
What does the "pre-exisiting conditions" clause mean?
Many warranty companies will say that an appliance or component has a pre-existing condition and will deny coverage. If Green Valley inspects the property and deems the appliance or component functional, the item will then be considered to have no pre-existing conditions and will be covered.

Yes, you can choose to use your own contractor or an "in network" contractor. Please make sure you notify us of the claim and give us a chance to review the estimate prior to any work being completed.

Yes, old equipment will be covered with no pre-existing conditions if inspected by Coastline.
Indoor Air Quality Surveys

Mold Surveys

Mold is everywhere. We need it in our environment to break down our trash and organic material in nature. That said, we also want to make sure there are not abnormal levels of mold in our homes. There are three conditions that would warrant have a mold survey conducted in a home.

1. A musty scent is detected or damp areas were discovered on drywall or flooring.
2. A person living in the home has severe allergies, asthma, or has a suppressed immune system.
3. A prior water leak was disclosed, but no documentation exists to verify mold remediation.

If one or more of these is true about the home you are purchasing, we recommend having a mold survey conducted during the course of the home inspection.
This process takes about 30 minutes and lab results are available within two days of the survey. The accuracy of the results are guaranteed for up to $3,000 if mold is found within 90 days after the survey.

VOC and Chemical Testing

An Indoor Air Quality Home Survey reports on the air in the home for chemicals and hidden mold that could be detrimental to your health or that could cost you thousands of dollars to remediate if left undetected.

If you have concerns about the air quality of the home you're purchasing, this is a must have. It will provide reporting on the levels of chemical compounds in the air as well as an index, which clearly indicates if the levels are too high and where they may be coming from.
